Aldar Opens Gardenia Bay, a New Neighbourhood on Yas Island
The first phase of the construction will have 210 studios, one-, two-, and three-bedroom apartments, according to Aldar Properties.
Yas Island’s Gardenia Bay, a residential neighbourhood inspired by nature and waterfront living, was introduced by Abu Dhabi’s Aldar Properties.
Starting on September 8, 2023, 210 of the 2,434 contemporary residences in the neighbourhood—including studios, one-, two-, and three-bedroom apartments—will be made available to buyers. Prices for studio apartments begin at AED805,000 ($219,200), while those for three-bedroom flats begin at AED3.1 million ($840,000).
The First Phase’s Construction is Scheduled to Start in Q1 2024, and Handovers are Anticipated in Q2 2027.
The neighbourhood is next to Yas Park and a short bike ride from some of Yas Island’s most interesting destinations, including Yas Mall, SeaWorld Abu Dhabi, and Ferrari World Abu Dhabi. The main motorways to the centres of Abu Dhabi and Dubai are nearby and easily accessible.
Aldar Development’s Rashed Al Omaira, Chief Commercial Officer, stated: “We are happy to reveal Gardenia Bay, building on wellness, nature, and the best of waterside living on Yas Island, in response to the growing demand for sustainable and wellness-focused communities. The development’s residents will have access to a variety of urban amenities and services, but most significantly, a sense of community that, in our opinion, will attract both current and potential clients. Gardenia Bay, an Aldar Properties Building
Buildings will be purposefully positioned to enhance shade and minimise heat with the use of water features for further cooling, while landscaping and plant selection will receive a lot of attention. Additionally, it will have direct access to the 10 km long canal front promenade on Yas Island.
Gardenia Bay intends to enhance general well-being and encourage a healthy lifestyle along almost one km of canal frontage through the incorporation of nature into the infrastructure and a master plan that has been meticulously developed to maximise walkability.
‘The Bay View’, a social clubhouse with co-working spaces and outdoor working pods, communal farming, zen gardens, grilling areas, kids’ play areas, an amphitheatre, and an urban beach club, are just a few of the amenities and activities that will be available to the community throughout the development. Additional features include a gym, running and cycling trails, a café, and a multipurpose space.
Additionally, a Mosque with Space for Approximately 2,000 Worshippers will be Constructed.
The design of Gardenia Bay will use a modular building strategy to boost efficiency and concentrate on excellent quality with little environmental impact.
Additional ecological practices, such as the use of recycled materials, will be incorporated. Buildings will strive for a Pearl 3 Estidama rating and include monitoring metres to cut back on their use of energy, water, and waste. The gardens will feature edible products and will promote the establishment of native and adaptable plant species, while the open spaces will be enhanced by clever irrigation and composting systems.
